Avignon at Vinings, I Mean Paces View, Gets Its Groove Back

Last week I wrote about the savior of two stalled Hedgewood developments, John Wieland Homes.  Well, a weekend jaunt through the lovely village of Vinings revealed that the man’s at it again, with the transformation of Avignon at Vinings into Paces View.  Empty lots beware: Wieland’s unstoppable!

Avignon was a prime example of a beautiful product in a great location, but at the wrong time.  Kairos Development had teamed up with B+C Studio, Waterford Homes and Harrison Design Associates to create their version of a hillside European village in the heart of Vinings, and the initial results were quite impressive.  Unfortunately, the building party was over in 2008 and Kairos was not able to continue past a smattering of homes and the clubhouse.

Enter present day, and John Wieland Homes is busy picking up where Kairos left off.  The community has been rebranded as Paces View, and what a view it is!  Atlanta’s skyline is particularly impressive from select homes.  Wieland is continuing the original mix of single family and townhomes, which provides some nice visual interest and is just right for this urban/suburban environment.  The areas seeing the greatest improvement in home sales are those that are well located, and Vining's combination of an ITP Atlanta address with Cobb County taxes makes it poised to stage an early comeback.

The new townhomes are brick with stone accents and feature wooden shutters and carriage garage doors.  Wieland’s use of bay windows, metal accents and roof overhangs do the trick at giving each unit a sense of individuality.  Of course, elevators are an option for those who like the simplicity of townhome living but not the mountain of stairs.  These are currently priced from $469,000 for a 2 bed/3.5 bath, 2,850 sf unit.

The single family homes on small lots should complement the original homes built by Waterford Homes, with Wieland’s varying versions utilizing European and Colonial Revival detailing.  Wieland has these priced from $729,000 for a 4 bed/4.5 model.  They’ll be on the same side of the community as the impressive clubhouse, which features a pool, fitness center, and sauna.  The clubhouse also serves as a prime entertaining venue, with its perfectly placed terrace that affords a great view of Atlanta’s not-too-distant skyscrapers.

Paces View is a gated community, but that doesn’t mean you won't want to explore what's just outside the neighborhood.   The Vinings Main mixed-used development abuts Paces View, and it's conveniently occupied by some great eateries and daily necessities.  A hop and a skip down Paces Ferry Road is Vinings Jubilee, which is considered Atlanta’s first “lifestyle center” and has provided a charming, fun village atmosphere since the 1980s.  Just down from that is the Chattahoochee National Recreation Area, with its promises of year round outdoors-y enjoyment.  Not into fly fishing?  The urban amenities of Buckhead are literally over the river and through the woods.
