Cumming Real Estate Market Conditions- Q1/2009

In the first quarter of 2009, 247 Cumming homes sold. To compare, in Q1/2008 381 Cumming homes sold and in Q1/2007 570 homes were sold. It's amazing the sales volume that was done in 2007 as there were more than double the amount of homes sold in Q1/2007 than what was sold in Q1/2009.

The average sales price last quarter was approximately $272,779 with the average floor plan being 4 bedrooms and 3.5 bathrooms. With an average list price of just over $296,927, Cumming homes that sold in Q1/2009 fetched 91.8% of their list price---2% less than Alpharetta's SP/LP % over the same time period.

The top selling Cumming neighborhood was James Creek where 7 homes for sale sold. Also, 7 Polo Golf and Country Club homes sold as well. Hampton and Fieldstone Glen were next with 6 homes each in Q1/2009. Finally, Vickery Springs had 5 homes sell.
